Preliminary report is a written documents of any object when we present for Specific Purpose infront any client,office or other purposes.There are Various method to prepare report for specific task among them today i am going to post about how to write report for insurance company while there will losses occurs due to Natural Hazards like,Landslide ,Fire on any project.

Project Overview

The Leaf Hospitality, Nagarkot Hotel Project is a one of the luxurious Hotel in Nepal located at
Kavre district at Baluwapati near Nagarkot View Tower with land coverage 80 ropani in
mountainous terrain. The project is separated in three Phases namely Phase-1, Phase-1A &
SPA. The Main objective of this project is to provide luxurious & hygienic life style within nature.

The project’s Structure is totally based on RCC, Stones & Bricks as per drawings provided by
Consultants.
 The Employer/Owner: The Leaf Hospitality.
 The Design Architect: MAP LLC.
 Executive Architect + Planner: Mathema and Partners Pvt.Ltd.
 Structure Consultant: MRB & Associates Pvt. Ltd.
 Electrical Consultant: G. Tech Pvt. Ltd
 Sanitary & Plumbing Consultant: Stupa Design & Associates Pvt.Ltd.
 The Contractor (Civil Construction Phase -1&Phase-1A): Contech Pvt.Ltd.
 The Contractor (SPA): New Anantadeep Construction Pvt.Ltd.

 The Contractor (MEP): Airtech Industries Pvt.Ltd.
 And Many More Contractors for different works.

Scope of Works

Scope of works comprises the following tasks to be completed:

 The Phase -1 project comprises Terrace villas-6nos, Duplex Villas-1 no., Forest Villas-3
nos., Sky Villas-2 no’s, Wine Cellar, Cigar Lounge, Butler Huts-2 no’s and shop building.
 The Phase -1A project comprises Arrival Centre, Duplex villas, Garden villas, Terrace
villas, Butler huts & BOH buildings. It also Contain Swimming pool & ABR chambers.
 The SPA Project Contains ayurvedic-1, ayurvedic-2, signature-1, signature -2, Beauty
and pampering block, Arrival building, BOH for staffs and Tibetan singing bowl building
which is constructed by Natural Stones with RCC Structures.
 Earth retaining structures like Stone masonry wall, Gabions wall & RCC Shear Wall are
also constructed as per site conditions. Landscaping Location at Project Site

The project is being constructed in mountainous terrain ,so Landslide is the major issue for this
project .If landslide occurs here then Soil stability of land is totally unbalanced that makes
existing structures weak.
Major landslides occurred in this project due to heavy rainfall, which are:-
Phase-1A:
1.) Behind arrival center,
2.) Under swimming pool area occurs in 15 th Aug 2017,
3.) Under BOH-A/BOH-B Buildings,
4.) Near ABR Chamber
5.) Behind Plot -27 & plot-28.
SPA:
1.) At Arrival building,
2.) Behind Signature-1 &signature-2 Blocks.

Specifications for Item of Works, Units & rates as per Contract

1.) Earthwork Excavation Works (M25)

a.) Specification:
Excavation of Roadways , Retaining wall and drain using mechanical equipment
Including satisfactory cutting, grading , filling and Satisfactory disposal to the spoil pit(
Specified by Client on one way distance 3.5 km from site )from the site including
protection of services road using shoring on required area ,also including of Plant and
equipment for cutting filling, transportation of earth disposal and filling far from site
all complete the works of finishing level as specified in design and drawing or as
directed by Project Architect/Engineer.
b.) Unit: Cu.m.
c.) Contract Rate: RS.275.00

2.) Stone Soling

a.) Specification
Stone soling as directed by site engineer with minimum 200mm thickness.
b.) Unit: Sq.m
c.) Contract Rate: Rs.1275.00

3.) PCC Works:

a.) Specification:
Providing & laying concrete for Plain Cement Concrete (nominal mix) PCC work using
machine crushed metal of approved quality and grading of size below 20 mm in required
proportions, approved sand, for various works as stated below at all lead & lift including
machine mixing, laying, leveling, vibrating curing etc. complete (on site by mixer)
2.1)1:3:6 (1 cement: 3 coarse sand: 6 graded stone aggregate 20mm nominal size) as
directed by Project Manager / Engg‐ in‐ charge
b.) Unit: Cu.m.
c.) Contract Rate: Rs.12650.00

4.) PCC for RCC Works (M25)

a.) Specification:
Providing and laying controlled reinforced cement concrete conforming to Grade M25,
Nominal Mix (1:1:2) (IS 456‐1978) using Weigh Concrete Mixer at site at all levels, all
heights, all floors, all shapes, all lifts, pumping as require, given below, using coarse
sand, 20mm and down size coarse aggregates, including Mixing concrete admixture,
all leads and all lifts, any shape & slope, vibrating, scaffolding, wherever necessary,
curing as directed, hacking the exposed surface wherever required to receive plaster
or floated steel toweled surface wherever specified. The rate shall include for
providing recesses to slabs, walls, and columns and sleeves and / or openings in slabs,
construction joints, sunk slabs, cantilever slabs, making holes in formwork for taking,
out dowels etc. to the required shape, size and slope as shown in drawings & / or as
directed by Site Engineer.
b.) Unit: Cu.m.
c.) Contract Rate: RS.18600

5.) Form Work‐ Centering and Shuttering:

a.) Specification:
Formwork, shuttering, centering with 19mm thick waterproof ply for column ,
foundation base, structure walls, Lintel, cantilever beam, floor beam, floor slab, slope
roof slab, water tank etc. with necessary propping, scaffolding, staging, supporting
inclusive of wedging and cutting holes for utility sleeves.
b.) Unit: Sq.m.
c.) Contract Rate: Rs.1015.00

6.) TMT Thermex steel reinforcement bar (Fe‐500)

a.) Specification:
Providing and laying in position TMT Reinforcement Bars conforming IS‐1786,
gradeFe‐415, in place (tested quality) in all categories and diameters including
straightening, cutting, bending, hooking, binding with 18 gauge annealed binding
wires double fold to tie the bars in position, welding and keeping it in position during
concreting by means of stays, blocks, ties, spacers, chairs, hangers etc. complete at all
heights
/ lift and depth etc. as per drawings and according to relevant IS codes. Note:
Reinforcement including authorized chairs, spacers and hangers shall be measured in
length of different diameters used in the work nearest to a centimeters and their
weight calculated on the basis of standard weight. Wastage and unauthorized
overlaps shall not be paid for. Binding wire will not be paid separately. Bar Bending
schedule to be prepared & submitted by Contractor for payment certification.
Contractor shall make the existing Reinforcement bar straight without any extra cost.

7.) Stone Masonry Works

a.) Specification:
Providing, and Placing of stone masonry wall , Drainage wall and retaining wall up to
6m height as specified in Drawing, design including 200 mm height soling, 100mm
thick plain cement concrete in 1:3:6 and 1:3 cement sand mortar in super structure
and used Geo textile to cover one side of retaining wall, Brest wall, wing wall and back
filling works as per drawing , design, specification also Provide 100mm diameter HDP
pipe weep hole as on 1.2 to 1.5 m spacing horizontally and vertically all complete
works as directed by Project engineer/Architect. (Note: weep hole Slope is provided in
1: 8)

8.) Gabion Works

Preventive Structures for affected areas with total Cost:

For Safety Purpose to prevent Massive land sliding problems in project we are constructing
Earth retain structures in affected areas. Types of Earth retain structures and their estimated
costs are described below:
In Phase -1A project, to prevent land sliding behind Arrival Building area, Shear wall was
Constructed which estimated cost is Rs. 491111.60
To prevent land sliding under swimming pool area, Gabion wall is constructing which
estimated cost is Rs 7142910.00
To prevent land sliding under BOH-A & BOH-B area, Stone masonry retaining wall will be
construction which estimated cost is Rs 6894527.50
Debris removal from Bathroom and changing room plinth slab ,due to landslide from BOH
Buildings .Which estimated Cost is Rs 44000.00
To prevent land sliding behind plot-27& plot-28 area, Stone masonry retaining wall will be
construction which estimated cost is Rs 4923105
Similarly to prevent land sliding at ABR Chamber, Shear wall is constructing for this estimated
cost is RS. 2080066.025
In SPA Project, behind signature-1 & singnature-2, stone masonry retaining wall will be
construction which estimated cost is Rs. 2867155.00

And at arrival Building-SPA, stone masonry retaining wall will be construction which estimated
cost is Rs 1026058.75
Therefore; the Gross Amount expenses to construct structure is Rs 25468934.00
In word: Two Crore Fifty four- Lakh sixty-eight thousand Nine hundred thirty four rupees
Zero Paisa only.
